During an all-girl secret society college initiation, one of the new members is killed. Seven years later, the survivors are invited to a college reunion at a lavish estate, which turns out to be owned by the crazed father of the girl who died. He reveals to the girls that one them witnessed foul play and is helping him. The girls then run off screaming and try to leave, but he turns on the electric fence that surrounds the property, trapping them. The girls and the two hired men that drove them there start getting killed off one by one until there are only two survivors.
At Westchester College, there is an all-girls [[secret society]] named the Ace Club. One night, eight girls (Jan, Polly, Mollie, Liza, Chrissie, Jolie, Andrea, and Charlie) are partaking in an [[initiation]]. The last stage of the initiation is playing [[Russian Roulette]], in which Mollie is killed. The other girls are accepted into the society by Lauren, Mabel and Cassie. During the party the girls hold to celebrate entering the club, an unseen killer knocks out Mabel and places her head in an [[oven]], stabs Lauren with a piece of glass, and beats Cassie to death with a [[shovel]]. Andrea discovers the bodies, and the girls flee the house. They are found by Delia, a teacher at the university.

Seven years later, Jolie is shown having sex with a man named Brian. When she goes outside, she is beheaded. Now, the remaining six girls are invited to a reunion. It is revealed to be the same house that Jolie was killed at. They are introduced to Eli, who had graciously offered to host the reunion. He introduces the girls to his wife, Annie, his gardener, Bruce, and his sons - Joe, Lloyd...and Brian. During the reunion, Chrissie walks off and is stabbed to death by Lloyd. Eli talks with Lloyd and Bruce, who is revealed to be the one who killed Jolie. It is also discovered that Eli is Mollie's father, and he only invited the girls to kill them. However, a masked man then approaches the mansion. When Bruce goes outside, the masked man disembowels him with [[Pruning shears | garden shears]].

Joe kills Polly by hacking away at her head, and commits [[necrophilia]] on her dead body. Meanwhile, Jan has sex with Brian, but midway through sex, Brian kills her with a [[hatchet]]. The remaining three girls begin to become suspicious, and Liza leaves the mansion while Andrea and Charlie look for their friends. Annie attacks Liza, but she fights her off. The masked man then crushes Liza's head with a [[tire]] and murders Annie by using a tire pump to pump air into her heart. He then dismembers Lloyd with a [[chainsaw]]. Meanwhile, Joe melts Charlie's innards with acid and then begins raping her corpse. During sex, he accidentally [[electrocution | electrocutes]] himself.

After Andrea finds several dead bodies, she is cornered by Eli and Brian, Eli wielding a knife. Andrea flees through the house, eventually entering the garage. She finds a [[nail gun]], but only one nail. When Eli and Brian corner Andrea again, she fires the nail into Eli's forehead, causing him to fall and stab Brian in the heart, killing him. When Andrea tries to leave the house, she is attacked by the masked man, and is forced to run yet again. She runs into Eli, whom the masked man kills with a [[circular saw]].

The masked person is finally revealed as Delia, who was the secret leader of the Diamond Association, which was the bitter rival of the Ace Club. She planned to kill all of the members of the Ace Club. She decided to use the reunion as an opportunity to off the pledges. Andrea climbs out a window and runs to the shed while Delia chases her. At the shed, the two struggle, before Andrea finally kills Delia with a [[lawnmower]]. Andrea leaves the mansion in a car, the sole survivor of the reunion.

In a [[post-credits scene]], a meeting of the Diamond Association is shown. One person unzips a [[body bag]], revealing Delia's dead body. The man then begins having sex with the corpse, and the camera pans to show Joe's picture on the wall, revealing that he was a member of the Association.
